Reasons for Exemption
The General Plan designation for the site is "Office" which allows residential land uses developed at a range of 7.1 to 20 units per acre. The site will be developed at 10.89 units per acre. The Planned Development for the area as office and residential uses are allowed under the office zoning designation pursuant to the General Plan. The area is within the City of Lodi corporate limits and is surrounded by urban development on the west, east and north sides and by a man-made lake single family residence to the south. Being within the Kettleman Lane corridor the site has no value as habitat for endangered, rare or threatened species. The project would result in less traffic generation than office use and would not significantly increas ambient noise levels of the area nor would the project adversely impact air or water resources of the area.
