The proposed project is a site plan for the development of a single-family residence, detached garage, and a driveway in Julian Estates. The project site is a 4.20-acre parcel, designated as lot number 35 on the previously approved TM 4489. A portion of the property is restricted by an open-space easement, which was part of the mitigation measures for biology in the previously certified EIR. All proposed development for this site plan is located outside the boundaries of the open space. The site will be accessed by West Incense Cedar Road. The project will be served by an on-site sewage disposal system and will obtain water through a proposed well.
