The Specific Plan area consists of approximately 2,581 acres of primarily farmland, with limited residential, commercial and industrial uses. The site is predominantly used for agricultural activities throughout the year, and the principle crop grown is strawberries, however, raspberries, lettuce, broccoli, cauliflower, and bush berries are also grown. A small portion of the site is used for grazing activities.
Document Description
Specific Plan: The Rancho San Juan Specific Plan is a blueprint for the development of a new urban village along the northern border of the City of Salinas. The specific plan area is bounded by Highway 101 on the west, Russell Road on the south, and San Juan Grade Road on the east. The fully developed 2,581-acre site will provide 4,000 residential units distributed over a wide variety of unit types and sizes, many affordable to low- and moderate-income families and targeted to the workforce of the Salinas Valley. Butterfly Village (HYH Corporation): Approximately 671 acres within Rancho San Juan (26% of the Specific Plan total) consists of property held by the HYH Corporation which proposes to construct Butterfly Village, the first phase of the Rancho San Juan Specific Plan. The proposal for Butterfly Village includes 1,077 residential units, an 18-hole golf course, clubhouse, golf resort villas, sewage treatment plan and 40,000 square feet of mixed-use neighborhood commercial.
