The project site is largely undisturbed except for an existing residence on the northwest portion of the property. The residence within Parcel 2 contains a graded access road adjacent to the southern end of the house. The majority of the project site is steep slopes that support southern mixed chaparral and coastal sage scrub habitats. There are 3 immature coast live oak trees on the central part of the proposed project site. Surrounding land uses include native habitat lands to the north, south and east that are components of the Moosa Canyon Resource Conservation Area (RCA). The Fitzgerald property is also included within the Moosa Canyon RCA. Native habitat lands and rural residential development are located to the west and southwest of the project site.
Document Description
The project proposed is an amendment to the Resolution of Approval for TPM20527RPL1 Condition B.2.d was revised to allow for the improvement of the private road easement (North View Court) to a width of 21 feet instead of having minimum graded width of twenty-eight feet improved to a width of twenty-fort feet. The Department of Public Works and the Deer Springs Fire Protection District approved of this amendment.
