The Tuscany Hills project would require a General Plan Amendment Zoning Amendment, and a Tentative Subdivision Map, a 561-acre density transfer, and a variance. The proposed project would allow 335 single-family units (585 acres) and 561 acres of open space (five lots) and recreation uses (four lots), including a 2.2 acre marina and an 18-hole golf course with a clubgouse (approximately 15,000 square feet) and associated golf facilities.
