The proposed project is a request for a Conditional Use Permit and Parking Permit to convert an existing commercial motel to a legal residential apartment use. The existing site currently operates as a two-story, one-hundred-nine (109) unit apartment complex in a C-3 zone (44,026 square feet). There are currently twenty-three one-bedroom units, forty-five efficiency units, forty studio units without kitchens (only a microwave and refrigerator), and one one-bedroom manager's unit. Associated with the apartment complex is an existing center courtyard with a pool, paved parking lot with seventy-three parking spaces, a 231' x 12' sidewalk and 63' x 18' grass area at the front of the building on Crenshaw Boulevard. The number of apartments will remain at 109 units and no new structures or tenant improvements are proposed on the property.
