Document Description
(a) A Precise Development Plan for industrial development in an M-2 H PD (Medium Industrial-Airport Approach Height Combining-Precise Development Combining) District (b) A Vesting tentative Parcel Map porposing to create 30 industrial lots; two develoment variations to the Land Division Ordinance to allow private access and to allow deletion to Type A improvements. The project site consists of approximately 27.78 acres (gross) fo undeveloped property in an urbanized area located southwest of Meadows Field Airport in the Bakersfield area. The requested action includes a Precise Development Plan providing for individual parcel development with industrial uses with a ministerial PD-Plan Modification, and a Vesting Tentative Parcel Map that will subdivide the property into 30 industrial lots ranging in size from 32,460 square feet to 102,183 square feet. The applicant has indicated that the proposed use will be light to medium industrial including warehousing and contractor storage yards. As proposed, water will be provided by the Oildale Mutual Water Company, sewage disposal will be provided by the North of River Sanitation District. Access is from Unicorn Road a designated local street via Pegasus Drive a designated collector on the 2010 Metropolitan Bakersfield General Plan Circulation Element.
