Document Description
The proposed project includes the development of 449 single-family residential dwelling units on a 174.2 gross-acre site generally located west of Sunset Avenue, south of Lincoln Street (prolonged westerly from Sunset Avenue), east of the northerly prolongation of Highland Home Road, and north of Westward Avenue (prolonged westerly from Sunset Avenue). Development includes the processing of four Tentative Tract Maps identified as TTM 30643 on 33.5 acres proposing 120 dwelling units, and TTM 30732 on 34.7 acres proposing 113 dwelling units, TTM 30733 on 32.3 acres proposing 110 lots, and TTM 30647 on 22.8 acres proposing 105 dwelling units. Development of the subject site will include an amendment to the City of Banning's General Plan Circulation Element that includes extensions of adjacent surrounding roadways, south of the I-10 Freeway. The proposed extension of Lincoln Street and Westward Avenue through the project site will require the construction of six bridges (tentatively set as corrugated metal arched culverts), two each over Pershing Creek, Smith Creek and Highland Wash.
