Document Description
The project is to subdivide 30.9 acres into 10 residential lots ranging from 2.02 to 6.68 acres accessed by a 40-foot wide private road easement off of Tavern Road. A total of 9.64 acres fo the 30.9 acres of land is proposed as open space for the protection of biological and archaelogical resources. The proposed biological open space easement is for the protection of Southern Coast Live Oak Riparian Forest and adjoining areas of Coastal Sage-Chaparral Scrub vegetation. An existing open space easement dedicated for the protection of archaelogical/cultural resources located on Lot 10 has been found to be less than significant under CEQA and RPO and is to be vacated. Significant archaeological/cultural resources found on Lots 1 and 2 are to be preserved in an open space easement. The project proposes individual septic systems and will be served by the Padre Dam Municipal Water District, the Alpine Fire Protection District, and Alpine Union School District and the Grossmont Union High School District.
