The project site is currently undeveloped and is zoned Single-Family Residential (R-1). The General Plan Designation is Urban Residential (UR).

Document Description
The project includes grading and land clearing of an approximatley 75-acre parcel. Clearing will be accomplished with a crawler tractor with a brush rake on slopes less than 30%, with hand clearing only on steeper slopes. Cleared brush will be loaded into a drum grinder with the resulting chipped bursh hauled away via dump trucks. Only minor amounts of actual grading will occur. There are two proposed vehicular entrances that are both off Pine Grove Avenue. Some grading and rocking of these entrances will be required. In addition, some minor amount of grading will be required to allow equipment and dump truck access to the work area. Since equipment will be limited to slopes under 30%, this grading will result in cuts and fills under one foot in depth.
