Document Description
The project site plan contains 450 single-family detached dwelling units on 101-gross acres. If the additional 10-acres is added the total dwelling unit count will increase to 499 single-family residences. While the size of individual lots will vary, the minimum lot size will be 6,200 sq. ft.; in addition the project's preliminary site plan includes five small private parks to serve project residents, although actual number of such parks on final plans could change. Primary access to the project will be from Summit Avenue on the north, Lytle Creek on the west, and the extension of Knox Avenue from Curtis Avenue to Summit Avenue through the middle of the project site. Under City of Fontana Zoning requirements for the project site single-family residences with a minimum lot size of 10,000 sq. ft. are allowed with 7,200 sq. ft. lots if a community plan is adopted and 6,200 sq. ft. lots with an "extraordinary amenity". The proposed project will entail adoption of a Specific Plan that includes an "extraordinary amenity", which will be defined in coming weeks based on input from the Fontana City Council. Such an amenity will be intended to benefit the entire Fontana community.
