The project proposes a minor subdivision in the Fallbrook Community Planning Area. The project proposes to subdivide 7.29 gross acres into two parcels (2.09 acres and 5.20 acres). The majority of the site contains existing avocado groves. However, there is Southern Arroyo Willow Riparian Forest with a border of Coast Live Oak along the southern property line that will be placed within a biological open space easement.
