Document Description
The project consists of the development of the vacant 11.06-acre site with a 58-unit, single-family residential, detached housing project. A 46-unit subdivision on the east 9.1 acres of the site was approved on September 17, 2002 by the City Council. The project proposes to incorporate an additional 1.96 acres and 12 units, for a total of 58 units. The following entitlements are required to facilitate the project: 1) General Plan Amendment No. 03-01 proposes to change the General Plan Designation of 1.9-acres from "Planned Development" to "Low Medium Residential" (4.1 to 8.0 Dwelling Units per Acre). 2) East Hills Master Amendment No. 12 proposes to change the land use designation of the Master Plan from "Planned Development" to "Low Medium Residential" (4.1 to 8.0 Dwelling Units per Acre). 3) Zone Change No. 03-01 proposes to change the zoning classification on 1.9-acres from "Specific Plan No. 3" to "Specific Plan No. 17." 4) Revised Tentative Tract Map No. 53821 proposes to subdivide the 11.06-acre site into 58 single-family lots and five lots for streets, slope areas, and the on site watercourse. 5) Precise Plan No. 03-01 for the site design and architecture of the site. 6)Administrative Use Permit No. 03-01 for the construction of retaining walls in excess of four feet in height.
