The project consists of the development of the vacant 9.1-acre site with a 46-unit, single-family residential, detached housing project. The following entitlements are required to facilitate the project, General Plan Amendment No. 02-02 proposes to change the site's General Plan Designation from "Planned Development to "Low Medium Residential" (4.1 to 8.0 Dwelling Units per Acre). Zone Change No. 02-03 proposes to change the site's zoning classification from "Specific Plan No. 3" to "Specific Plan No. 17". Tentative Tract Map No. 53821 proposes to subdivide the 9.1 -acre site into 46 single-family lots and five open space lots for streets, slope areas, and the on site watercourse, for a total of 51 lots. Precise Plan No. 02-06 for the site design and architecture of the site. Tree Removal Permit No. 01-02 requests the removal of trees identified as significant or heritage trees under the City's Tree Preservation Ordinance. Administrative Use Permit No. 2-08 for the construction of retaining walls in excess of four-feet in height.
