Document Description
The applicant and owner request vesting tentative map approval to divide 7.36 acres into 34 single-family residential lots. Variances are requested to R-6 lot dimension standards for the following lots; Lots 6-9, 13 and 23 (60-foot average width required, 50-59+ feet proposed); Lots 18-21, 24-26 and 30-32 (90-foot average depth required; 75-87 feet proposed). Additional variances are required for retaining walls in the structure setback area for proposed Lots 1, 2, 14, 18, 21-24 (3 feet high allowed; walls up to 6 feet tall proposed); a variance to the standard for the combined height of retaining wall and fence (6 feet rear yard fence allowed; fence and retaining wall up to 14 feet high proposed); and to rear yard wall height for Lots 5-12 and 17-22 (6 feet allowed; 8 feet sound barrier wall proposed). The project also proposes a retaining wall up to 6 feet high in the Actriz Place right-of-way and realignment of a 300-foot long reach of an Equilon pipeline (relocated from proposed Lot 29 to the Rodriques Avenue right-of-way). The property fronts for approximately 2,150 feet (0.4 miles) on the northeast side of Interstate 680, commencing 325 feet northwest of the Amalia Avenue/Arthur Road intersection. The site is accessed from the western terminus of Rodrigues Avenue and the southwest terminus of Actriz Avenue, in the Martinez area (R-6) (ZA: F-13) (CT 3200.01) (Parcel 380-160-001).
