Document Description
The project site is approx. 30 acres, 13 acres east of State college Blvd. (East Parcel) and 17 acres west of State college Blvd. (West Parcel). The project site is currently developed with six office buildings, one parking structure, and surface parking. A total of 2,299 parking spaces are provided on the project site inclusive of surface parking and the parking structure. Project allows for the development of a 146-hotel rooms and surface parking on the East Parcel. The West Parcel allows for Building A with 425 apartment units with structured parking and 5,000 sq. ft. of office/commercial space; Building B with 228 apartment units with structured parking; and vertical expansion of existing stand-alone parking structure. The project requires the demolition of existing surface parking areas. Grading would be approx. 28,000 cubic yards of cut and fill, approx. 2,150 cy of which would be imported fill. The project is consistent with the General Plan and zoning designations for the property. The East Parcel has a General Plan land use designation of "Regional Commercial" and a zoning designation of "C-C (PD) Major Shopping Center (Precise Development)". The West Parcel has a General Plan land use designation of "Mixed Use I" and a zoning designation of Mixed Use I (MU-I).
