Document Description
Stonecreek at Los Banos (hereinafter "proposed project") is an Area Plan for a 489.3-acre master planned community located immediately south of Pacheco Boulevard (Highway 152) and immediately east of Los Banos Creek in and adjacent to the City of Los Banos. Pioneer Road forms the southern site boundary and Ortigalita Road and the existing Wal Mart shopping center generally from the eastern boundary. The project site is within the City's urban limit line and sphere of influence. Approximately 48.9 acres are currently within the City's redevelopment boundary and city limits. The portion of the project site that is not within the City limits would be annexed to the City. Proposed land uses include: office campus, mixed use (including first floor retail with a mix of second floor office and second floor residential), commercial, public parks and trails, a community center, a fire station site, an elementary school site, a church site, a child day care site, and several forms of residential housing including multi-family, cluster single family, senior residential and a range of single family detached lot sizes ranging from 4,500 square feet to 10,000 square feet. The proposed project would be developed in six phases.
