The property to the south is developed with a trailer park. The lands to the north is timberland. An ephemeral creek, which is a perennial tributary to Mill Creek, runs near the northeastern boundary of the harvesting area, with wetland and/or creek habitats mainly on adjacent parcels to the north and east. Present Zoning: Residential Suburban (RS). Present General Plan: Residential Single Family (RL1); McKinleyville Community Plan (MCCP).
Document Description
A Final Map Subdivision for the creation of 15 lots and a 0.9 acre Parcel B to accommodate a detention pond. A Special Permit for Lot Size Modification to allow for lot sizes between 0.6 to 1.7 acres. The lots will be served by community water and sewer. An exception to lot frontage requirement and a reduced 20 foot right of way for Parcel B to allow for a flag lot configuration. A street name change for the establishment of Visser Court. A lot line adjustment to adjust the northern property line for APN 509-041-31 to the centerline of Visser Court. Applicant proposes an "emergency access road" to extend from Visser Court south through APN 509-041-05.
