The site has an overall gentle slope. Slope gradients are as steep as 35%, with gradients within the proposed building sites ranging between 2% and 16%. The site has been cleared under Less than 3 Acre Conversions under Special Permits effective November 26, 1999. Surrounding area to the east and west are developed for residential use. The property to the south is developed with a trailer park. The lands to the north is timberland. An ephemeral creek, which is a perennial tributary to Mill Creek, runs near the northeastern boundary of the harvesting area, with wetland and/or creek habitats mainly on adjacent parcels to the north and east. Present Zoning: Residential Suburban (RS). Present General Plan: Residential Single Family (RL1); McKinleyville Community Plan (MCCP).
Document Description
A Final Map Subdivision for the creation of 15 parcels with a Special Permit for lot Size Modification to allow for parcel sizes between 0.6 to 1.7 acres. Parcels A and B are proposed for drainage improvements and the detention pond. The parcels will be served by community water and sewer. A Street Name Change for the establishment of Visser Court. A Lot Line Adjustment to adjust the northern property line of APN 509-041-39 to the centerline of Visser Court.
