Approval of a tentative map for the subdivision of an approximately four acre parcel into nine (9) single-family residential lots, ranging in size from 5,050 square feet to 7,540 square feet, plus one (1) multiple family residential lot of 33,810 square feet, plus one 1.4 acre parcel of open space consisting of a wetland, the Norton Creek drainage course, and an 180 foot by 15 foot detention basin serving the approved subdivision on APN 511-031-08. The multiple family residential portion of the project is already developed with six duplex housing structures. The proposal includes a request for exception to the 50 foot lot frontage requirement to enable four flag lots. The project also includes an interpretation of the zone boundary line between the R-1 zone district and the R-3 district to conform to the existing road, new parcel boundaries and include all of the existing multiple family housing within the R-3 zone district. The Special Permit is required for location of the detention basin within a Streamside Managment Area. The project includes the vacation of an existing 18-foot drainage easement granted to the County of Humboldt, which becomes unnecessary due to the drainage improvements proposed for the current project.
