Document Description
The project includes a Vesting Tentative Map/Plot Plan for the subdivision of 99.3 acres, a Tentative Map for a separate, but adjoining, subdivision of 9.2 acres, and the reconfiguration of an existing golf practice range. The VTM for subdividing 99.3 acres (VTM 5239RPL) proposes 30 residential estate lots, an internal circulation system (Lot F), one lot (Lot A) for a proposed sewer pump station, and four open space lots (Lots B, C, D and E). Lots B, C and D, and a portion of Lot 31, are proposed Biological/Steep Slopes/Open Space easement areas comprised of approximately 42 acres. VTM 5239RPL is considered Unit 7 of the Bridges at Rancho Santa Fe development; the Unit 7 reference will be used for the remainder of the NOP. The proposed internal circulation system for Unit 7 includes the extension of Calle Ponte Bella from the eastern boundary of TM5270 to, and through, Unit 7, which would service the 30 estate lots. The minimum lot size proposed for the residential lots is 1.0 acre. Proposed TM 5270 is a modification to a previously approved Tentative Map and two Major Use Permits that were approved as part of the Canyon Creek Country Club Specific Plan (SP86-01) that addressed Units 1 through 6 in what is now the "Bridges at Rancho Santa Fe". The current TM 5270 proposal includes a request for a Specific Plan Amendment to re-allocate the previously approved density in SP 86-01.
