Document Description
The project site consists of 78.24 acres that are currently under cultivation located south of Rosedale Highway between Nord Avenue and Wegis Avenue or the north side of Palm Avenue in the Rosedale area. The requested action includes a zone change to allow rural residential development, a zone variance to allow the proposed drainage sump lot to be less than the one-acre minimum parcel size required by the proposed zoning district, and a vesting tentative tract that will result in the subdivision of the property into a maximum of 62 residential lots ranging from 43,560 square-feet (net) to 55,286-square-feet (net) where 43,560-square feet (net) is the minimum parcel size. Access to the site is from Wegis Avenue, Palm Avenue, and Nord Avenue. Sewer service is proposed to be by private septic system, and water is proposed to be provided by the Vaughn Water District.
