Document Description
General Plan Amendment to GPA 92-007(B), the Visalia Area Land Use Plan from the "Agricultural" to the "Highway Commercial" land use designation, General Plan Amendment to the Tulare County Environmental Resources Management Element, Open Space Plan from "Intensive Agriculture" to "Urban Expansion," and Change of Zone from the AE-40 (Exclusive AgriculturaL-40 acre minimum) Zone to the C-2 (General Commercial) Zone, on 2 parcels containing a total of approximately 3.35 acres of property. The applicants desire zoning which would allow the development of a mini-mart/gas station on the southern parcel (the Gregory property), and renovation of the existing gas station on the northern parcel (the Stanley property). Before such zoning can be considered, a General Plan Amendment to the Visalia Land Use Plan and the ERME - Open Space Element is required which changes the land use designation from "Agriculture" and "Intensive Agriculture" to "Commercial" or "Highway Commercial".
