Document Description
A modification to the Development Plan for Parcel Map No. 3116 (PMS-07-94) to allow for the construction of a 3,782 square foot single family residence and attached 1,528 square foot garage. The applicant seeks a reduction of the approved wetland buffer from 25' wetland buffer setback to the subject wetlands as delineated by Winzler and Kelly in October 1994 for Roy Mason. The applicant proposes to construct a 110' wide structure and therefore will encroach up to 15' into the existing buffer leaving a 10 foot buffer from the southern boundary of the wetland. The building footprint will not result in the removal of any riparian vegetation.
