Document Description
The applicant is requesting a use permit to construct a new winery with a production capacity of 100,000 gallons per year. The proposed winery will be a full crushing, fermenting, bottling and aging facility. Facility floor area is proposed to be 40,378 sq.ft comprised of three major components: an approximately 14,000 sq.ft. underground barrel chai, a below grade fermentation and operations area of roughly 15,000 sq.ft. and a 5,000 sq.ft. administration and hospitality area located above the barrel chai on an open air plaza. In addition, there is 15,679 sq.ft. of outdoor covered area and a 47-foot (10'x 14') high tower proposed. Other support features include 27 parking spaces, two 1,500 gallon septic tanks with associated leach field plus reserve area and an on-site pond for winery wastewater with a capacity of 25 acre-feet. The project will also require grading and other improvements to the existing road and Waters Road and construction of a new entry gate structure. Acceleration/deceleration lanes are proposed to be constructed at the Waters Road and Monticello Road (SR 121) intersection.
