The proposed Planned Development Permit, Site Development Permit No. 41-0644 to be considered by City Council (Process 5), includes the development of five lots with 289-multi-family dwelling units on a previously graded 28.69-acre site. Proposed lot 1 would be approximately 19.91-acres of the project and would include Planning Areas 15, 17, and 18. Proposed Lot 2 would include 5.53-acres of the project site and would be dedicated to open space. Proposed Lot 3 (Planning Area 16) would include 2.22-acres of the project site and would remain unimproved for future development. The proposed development would be a gated community with an existing paved trail (1.10-acres of the project site) adjacent to the northern boundary, that would be kept accessible to the public from open entrances along Poway Road and Sabre Springs Parkway. The development would provide 629 parking spaces for residents and visitors.
