2 North Calle Cesar Chavez Parking Lot

The project site is a 33,916 square foot lot located on the northerly corner of the intersection of Calle Cesar Chavez and Quinientos Streets. The proposed project involves a request for a Coastal Development Permit to construct a 79-space parking lot surrounded by a six-foot high wrought iron fence and landscaping along the Quinientos Steet frontage, a 48-inch high screen wall and landscaping along the Calle Cesar Chavez street frontage and a six-foot high black vinyl chain link fence separating the subject lot from the adjacent properties. Access to the lot would be provided via a sliding wrought iron gate on Quinientos Street. The project also include low-glare lighting consisting of light fixtures that would be shielded on the top and sides so that the light is directed toward the ground. The parking lot would be comprised of approximately 26,177 square feet of paving and 7,739 square feet of landscaping. Two structures, pavement, a chain link fence and portion of a retaining wall on the site have recently been demolished. The project also includes new sidewalks along Quinientos and Calle Cesar Chavez Streets, requiring removal of two of the existing four street trees along Quinientos Street. Four new street trees would be provided for a total of six street trees, in addition to twenty-one trees proposed for the interior of the lot. An approximately 10-foot wide planter situated along Quinientos Street and several approximately five-foot wide planters would surround the remainder of the property. Construction of the parking lot requires approximately 1,100 cubic yards of cut and 800 cubic yards of fill.
