a) A change in zone classification from E (5) RS (Estate, 5 acre minimum parcel size, Residential Suburban Combining) to M-PD (Medium Industrial - Precise Development Combining) or a more restrictive zone district; and b) A Precise Development Plan to allow an industrial complex in an M-2 PD District. The project site contains approximately 5.07 acres of land located at the southeast corner of Fruitvale Avenue and Krebs Road. The project site is designated SI (Service Industrial) by the Metropolitan Bakersfield 2010 General Plan. A new subdivision is being constructed directly east of the site on property that is within the jurisdiction of the City of Bakersfield. Vacant commercial property is located north of the site, and property east of the site is developed with a tavern and a trucking company. Property to the south developed with industrial uses.
