Document Description
Rezoning: Change the Current designation from Highway Commercial (HC) to Community Commercial (CC). The project includes subdivision of six existing lots totaling 13.41 acres into seven lots. In addition, a lot-line adjustment is necessary to reconfigure the seven lots. A Conditional Use Permit to authorize development of the Soledad Mission Shopping Center which includes 126,632 square feet of building area, 587 parking spaces, landscaping, and related roadway improvements. The proposed project is a commercial shopping center which includes 126,632 square feet on approximately 12.18 acres. The project consists of six buildings that would provide retail and commercial space for 16 businesses, including a major food store chain, drugstore, hardware store, two fast food restaurants (with drive-in components), three or four restaurants, a clothing store, and miscellaneous retail and service businesses. Figure 5 illustrates the site plan that includes proposed location of new structures and parking areas. Major tenants would be placed on their respective parcels and these parcels may be sold to the retailer. The existing animal hospital on the west side of Nestles Road near Fourth Street will be removed to accommodate the proposed project.
