Document Description
The project consists of Tentative Tract Map 30498 to subdivide approximately 135 acres into 597 residential lots and 36 lettered lots for roadway, retention basins, planters, a well site, and park land facilities. Project density as proposed is 4.4 dwelling units per acre. The project is proposed to develop in 5 phases. Approximately 40 streets are proposed for the internal circulation, totaling approximately 30 acres in area. The project will be accessed along 48th and 49th Avenues, and Van Buren Street. Previously the project site had been utilized for farming. Truck crops still exist on the property. In addition to the land division, the project applicant proposes a change of zone for all of the parcels from A-T and R-S to R-0-6,000 zoning district to enable to proposed development. The requested change of zone would have to be approved first, before the subdivsion could be approved.
