Document Description
The applicant is proposing to subdivide approximately 121.3 acres into 21 parcels for industrial/office uses in the Hunter Business Park Specific Plan area. The proposed parcels range in size from 4,900-square feet (for a booster station) to 13 acres in size. Parcels 18, 19, 20 and 21 are for street dedication purposes. This proposal also includes the construction of Columbia Avenue between Michigan Avenue and Palmyrita Avenue. Parcel size variances are requested for proposed parcel 14 which is only 4.3 acres in size and proposed parcel 17 which is only .11 acres in size where the Specific Plan requires a parcel size of five acres or greater in the Industrial Park District. Parcels as small as an acre are permitted when an overall development plan with a unified architectural theme and mutual parking and access agreements have been submitted and approved. Parcels as small as a half acre are permitted when a master plot plan and design guidelines are submitted and approved in conjunction with the Subdivision Map. In this instance, neither a development plan nor a master plot plan has been submitted with the proposed map so variances have been requested for these two parcels.
