Document Description
The Residences West proposes the creation of 99 residential lots on approx. 60 acres of land and the Residences East proposes the creation of 99 residential lots on approx. 86 acres. To comply with the Affordable Housing Ordinance, each project owner proposes to submit in-lieu fees. Portions of each project would be reserved as open space lots and corridors. The project would require rezoning land currently zoned A-2 (minimum lot size is two acres) to RD-1 and RD-3 (maximum one unit per acre and three units per acre, respectively). In addition, the projects include proposals amending the PD Ordinance to reconfigure the circulation pattern and open space areas shown on the approved master plan. The Retreat proposes creating 84 single family homes on approx. 30 acres of land. The 30-acres is divided into three sub-areas comprised of Retreat North (17 acres), Retreat West (6.7 acres) and Retreat East (6.6 acres). Common open space would exist between and/or around dwelling units. The project would require rezoning land currently zoned A-2 to RD-4 (four units per acre). Some units would border an existing golf course. The common open space areas would be in the vicinity of the golf course and associated clubhouse. For the Retreat project, the applicant proposes to pay in-lieu fee in order to comply with the Affordable Housing Ordinance.
