A single story would be above street level with the remaining two stories downslope. The variance would allow an 18-inch front-yard setback where 6 feet is required in the RS-1-1 zone for lots in which at least half of the first 50 feet of lot depth have a slope of 25% or greater and an overall building height of 51 feet where 40 feet is allowed. The variance would also allow a side yard setback of five-feet three-inches where ten feet is required in the RS-1-1 zone.
