Present Land Use
Dispersed Houses. Northern Humboldt General Plan (NHGP).
Density: 1 unit per acre.
Document Description
A Lot Line Adjustment between APN 516-211-13 (Parcel 2), 516-211-17 (Parcel 1) and 516-211-19 where the acreage of 516-211-19 would be merged with Parcel 1; Parcel 2 would be reconfigured and Parcel 3 would become a portion of the Parcel 2. All three parcels are currently undeveloped. The purpose of the lot line adjustment is to allow for development of the three parcels in accordance with the physical features of the property. On-site water and on-site sewage disposal systems would have to be developed for each parcel. NOTE: Post-referral, the applicant proposes to shift the line separating reconfigured Parcel 1 and 2 to the north to increase Parcel 1 (Parcel "A") to 8.8 acres, reducing Parcel 2 (Parcel "B") to 5.6 acres. This change is non-substantive in that none of the identified building areas or access will change and the resultant parcels will remain consistent with the 2.5 acre parcel size per zoning. These changes are reflected in bold italic.
