Document Description
The project proposes a minor subdivision of 6.95 gross acres into three parcels measuring approximately 2 acres each for single-family residential development. Two single-family dwelling units are proposed in addition to the existing single-family residence in the southwest corner of parcels one, which will remain. Grading associated with the project will involve approximately 2,000 cubic yards of cut and fill with a maximum cut slope ratio of 1.5:1, a maximum fill slope ratio of 2:1, and a height of 15 feet. The lots will receive imported water service from the Fallbrook Public Utilities District and all lots will have on-site sewage disposal systems. Access to the project is through Olive Hill Road, an existing 40-foot private road easement. As part of the project an open space easement will be dedicated along portions of the north and northeastern property boundary to provide a buffer for the Coast live oak riparian forest offsite, adjacent to the property.
