Request for a Minor Use Permit/Variance/Coastal Development Permit for grading on slopes over 30% to construct an approximately 3,935 square foot (SF) single family residence with a 660 SF attatched garage and related grading (approximately 500 cubic yards of cut, 500 cubic yards of fill, and approximately 9,950 SF of disturbance area) on a lot 16,993 SF in size. The removal of a maximum of eight morro manzanita and a maximum of four oaks will be mitigated at 1:5 for the manzanita ( 40 maximum plants), and 1:4 for the oaks (16 maximum plants) replacement.
