This proposed project would consist of a self-storage business (approximately 123,540 square feet) to be located on approximately 9.1 acres of the 13.3-acre project site. The remaining 4.2 acres are not currently being proposed for development, however for the purposes of this analysis it is being assumed that a 10,500 square foot commercial-retail development could be constructed on this portion of the project site if it is rezoned as proposed. Currently, the entire project site is vacant. As proposed, the project will require an amendment to the City's Land Use Plan Map to revise the current Linear Park designation; a Change of Zone to provide a zoning classification to permit the proposed uses, and other discretionary planning permits for specific development proposals.
