The proposed project is subject to the Regional Land Use Element Policy 1.3 Estate Development Area (EDA) and General Plan Land Use Designation (17) Estate Residential. The current zone is A70 Use Regulation, which requires a net minimum lot size of 2.0 acres
The project proposes a major subdivision of 14.48 acres (gross) into 6 residential lots ranging in size from approximately 2 to 2.5 acres (net). The subdivision is located on the west side of Cool Valley Ranch Road in the community of Valley Center, and access will be from Cool Valley Road and a new private road easement. Water will be received from the Valley Center Municipal Water District and all lots will have individual on-site septic systems. Fire services will be attained from the Valley Center Fire Protection District.
