Document Description
The project site is located approximately one-half mile north of the intersection of Espola Road and Old Coach Road, and on the east side of Old Coach Road. The project site is approximately 415 acres in size. The approvals requested in connection with the project applications are: 1.) City Council Certification of the Final EIR; 2.) General Plan Amendment / Zone Change (GPA / ZC 01-02) to change the project site's current land use and zoning designation of Rural Residential A, RR-A (1 dwelling unit per 4, 8, 20, 40 net acres) to the Planned Community, PC designation; 3.) Zoning Ordinance Amendment (ZOA 01-04) to the Planned Community (PC) zoning regulations to establish a minimum lot size of one (1) net acre for the proposed project; 4.) Planned Community Specific Plan (SP 01-02) to establish the specific development standards and requirements for the proposed project; 5.) Tentative Tract Map (TTM 00-02) for the subdivision of the subject property into 41 lots (one net acre minimum lot size); 6.) Conditional Use Permit (CUP 01-05) for the proposed expansion of an existing 4-hole private golf course to a 9-hole priovate golf course; 7.) City Council approval and issuance of an Incidental Take Permit for the proposed project associated with the Poway Subarea Habitat Conservation Plan (Poway HCP); 8.) City approval and issuance of administrative clearing and/or grading permit for the proposed project; and 9.) other required Responsible/Trustee Agency approvals and permits as determined through the EIR process.
