Document Description
The current modification to the Project consist of amendments to Sections 10 and 15 of the Development Standards of the Rose Garden Precise Development Plan (Ordinance No. 972 Exhibits B and C) in order to adjust the 50-foot building and impervious surfaces setback from the top of bank of Larkspur Creek solely with regard to Lot 27 of the Rose Garden subdivision (the "current amendments"). The current amendments reconcile an existing structure with the Precise Development Plan by adjusting the above-referenced setback, such that a minimum setback of 48.8 feet is required for the rear wall of the home and a minimum setback of 45 feet is required for a 13.5 foot wide bay projection as shown on Attachment (a); "Creek Setback Diagram No. 2" of Ordinance No. 1004. The City prepared a June 2015 Addendum to address the amended setbacks.
