Document Description
The proposed project consists of construction of 182 dwelling units at a variety of densities, product types and sales prices (including affordable dwellings), office use (7,700 square feet), a restaurant (3,200 square feet) and general retail uses (5,400 square feet). The project also includes construction of on-site private streets, parking spaces, recreation and open space uses and a recreated wetland/open space area of approximately 5.5 acres of land on the east side of the project site. Utilities would be extended to the site from surrounding properties to support proposed land uses. Requested land use entitlements from the City of Sebastopol includes a Planned Community (PC) rezoning and use permit to allow land use flexibility in terms of development standards, Design Review by the City of Sebastopol and a minor subdivision. A Development Agreement is also under consideration.
