Document Description
Application has been made to the City of Sebastopol's Planning Department for the approval of the Laguna Vista Development, a mix of land uses and open space. The proposed project features a restored wetlands area on the easterly 1/4 of the project site, at the edge of the Laguna de Santa Rosa. A constructed wetlands biofilter system is included. Open space is also provided as a central feature at the interior of the project's residential areas. Residential development is proposed at 182 total dwellings, including 40 apartment units provided within a single complex; 72 attached and detached cottages; 35 row houses; 16 loft apartments over commercial uses; and 19 guest houses (second dwelling units) over residential garages. The mixed-use neighborhood commercial center at the Gravenstein Highway frontage is proposed as approximately 16,300 square feet of small-scale retail commercial and office spaces, with the 16 loft apartments above; a small deli-style restaurant; a clocktower with limited mail services; and parking. A community center intended primarily for the use of the residents of this development is also planned. The overall project site consists of 23.25 acres of land; under this proposal, approximately 17+ acres would be developed, with the remaining area in a wetlands preserve.
