Document Description
Replace the existing roof at Casa Grande - Hearst San Simeon State Historic Monument to support the continued maintenance and preservation of the property. Roof tiles and membrane will be removed; tiles will be preserved whenever possible and will not be washed. Lichen on tiles will not be removed. Install seismically improved attachment system and new membrane. Reinstall original tile, replacing damaged tile in kind, matching original design, color and texture. No mortar or exclusionary devices will be placed at the ends of the tiles. Remove and replace/restore copper leader boxes and pipes. Reflash roofs with lead flashing at chimney bases; waterproof membrane (textured and colored to match chimney) will be used at chimney tops and sides, unless lead flashing is necessary to arrest water penetration. Membrane roofing on South Wing and chimney at east end of Gothic Study will be grey or another dark neutral color. Replace existing catwalks with stainless steel catwalks and install additional catwalks to allow access to all clay tile roof areas. Install stainless steel ladders at east and west South Wing towers. Work will only be performed between October and March. Additionally only one section of the roof will be under construction at a time; a two-week notice will be given to the Department of Parks and Recreation district resource ecologist before work begins to allow time for bats to be excluded from work area. All work will be done in accordance with the Secretary of the Interior's Standards for the Treatment of Historic Properties.
