Document Description
The proposal is to create a 14 lot subdivision with a 22.49 acre remainder parcel. The lots will range from approximately 1/3 acre to one acre in size. Development of the site will require minimal grading and vegetation removal because the site has been extensively tilled and graded in the past. The lots will be developed with individual single family dwellings typically featuring a house with an attached garage with landscaped front and rear yard areas. In some cases the future owners may construct residential accessory buildings such as garden sheds or hobby shops. The main access road will cross Crowley Creek, a tributary to Cottonwood Creek via a new bridge or culvert. The secondary access is planned to utilize two existing bridges. An alternative secondary access via a loop road system would require construction of new bridges. Drainage from the site will be collected in a detention basin located between lots 1 and 2. The run-off from the site will be released into Crowley Creek after high water flows. The detention pond will also serve as a sediment basin.
