Document Description
The project proposes to subdivide a 1.15 acre parcel into three parcels for single-family residential development. Parcel one is proposed to be 11,569 square feet in net area; Parcel two is proposed to be 10,279 square feet in net area; and Parcel three is proposed to be 12,938 square feet in net area. The subject parcel is vacant and consists of non-native vegetation. There is a natural drainage creek located along the north property line which flows from east to west through the site. This drainage creek area makes approximately eleven percent of the subject property and is subject to inundation during a 100-year storm. This project is proposing to subdivide the property into three lots for the eventual construction of three single-family homes. These homes will be constructed above the drainage creek area and
