The project is the new construction of a 3-story, 91-room hotel including 4,000 square feet of banquet facilities, a 1,068 square foot restaurant, a 1,700 square foot bar/lounge, a 500 square foot lobby service bar, a 624 square foot maintenance building, and an indoor swimming pool. The project will be constructed in one phase. The property consists of 5 parcels totaling 169,884 square feet (3.9 acres). A Tentative Parcel Map has been submitted to combine the 5 parcels into 1 parcel containing 3.9 acres. A Variance application has also been submitted requesting to exceed the 35-foot height limit by 10 feet with a proposed building height of the hotel building being 45 feet; and to reduce the parking requirement for shared uses within the building. At project completion, a building footprint of 27,754 square feet is proposed. The total paved area of the site is 64,651 square feet, and 75,000 square feeet of open space and landscaped area is proposed. Access to the project is from two new driveways along Big Bear Boulevard/State Route 18. A total of 185 parking spaces will be provided on site for the project.
