Document Description
An approximate 273 acre area located northwest of the intersection of R Street and Yosemite Avenue, northwest of and adjacent to the City of Merced. About 136 acres are proposed for various residential densities, involving an estimated 920 single family dwellings and 355 higher density units, 7.4 acres of neighborhood commercial (C-N), 7.4 acres of commercial office (C-O), approximately 30 acres of proposed parks and open space, and 57-plus acres of business park. The residential, commercial, and office portions are designated in conformity with the City's General Plan Village Concept, involving a high-density residential/commercial Village Core and lower density surrounding residential, within a grid of major roads (arterials) designed to attract and carry inter-village trips.
