Document Description
Specific Plan Amendment Planning Case No. 2012-033 (Audie Murphy Ranch Specific Plan No. 209, Amendment No. 5) proposes to amend the approved Audie Murphy Ranch Specific Plan (SP) to reconfigure planning area boundaries within the portion of the SP area located north of Salt Creek; modify the range of lot sizes availble within the plan; relllocate dwelling units within the SP; accommodate the expansion of the proposed school site within Planning Area 24; and incorporate minor changes to the recreational amentieis provided within the community. The total number of dwelling units allowed within the SP would be reduced from 2,190 dwelling units (du) to 2,157 du (assuming acquisition of 13 recorded lots by the Menifee Union School District). Change of Zone Planning Case No. 2012-094 proposes to amend the SP Zoning Ordinance in accordance with the proposed Specific Plan Amendment, in particular related to the minimum lot size changes and other development standards. Planning Case No. 2012-141 (Tentative Tract Map) (TR 36484) is a Schedule A subdivision of 29.6 gross acres into 109 single-family residential lots and eight (8) open space lots within Planning Areas 1A, 1B, and 1C of the proposed Audie Murphy Ranch Specific Plan Amendment No. 5 (Planning Area 1 on the approved Audie Murphy Rnach SP). Planning Case No. 2012-142 (Tentative Tract Map) (TR 36485) is a Schedule A subdivision of 292.34 gross acres into 975 single-family residential lots with minimum lot sizes ranging between 5,000 square between (s.f.) to 7,200 s.f. and 44 lots for open space within Planning Areas 2, 3, 9, 10, 11A, 11B, 12, 13, 14, 15, 15A, 16, 17, 18, 19, 20, 30, 40A, 40B, 40C, 40D, 43H, and 44A of the proposed Audie Murphy Ranch Specific Plan Amendment No. 5 (Planning Areas 2, 3, 9, 10, 11, 12, 13, 14, 15, 16, 17, 18, 19, 20, 40A, 40B, 40C, and 40D of the approved Audie Murphy Ranch SP (Planning Areas 2, 3, 9, 10, 11A, 11B, 12, 13, 14, 15, 15A, 16, 17, 18, 19, 20, 30, 40A, 40B, 40C, 40D of the approved Audie Murphy Ranch SP.
