Document Description
The proposed project involves allowing the development of a new winery and wine warehouse totaling 56,500 square feet (1.3 acres) of covered building area on one existing parcel totaling 8.73 acres. The project involves 41,400 square feet (0.9 acre) of building and 15,100 square feet (0.4 acre) of area under canopy. The total site coverage would be approximately 14.4%. The proposed winery/warehouse building would be located in the northwest portion of the site. The winery/warehouse building would contain a hospitality center, offices, laboratory, conference room, palate storage area, bottling line, and fermentation bay (including a crush pad). The site plan would dedicate approximately 37.6% (3.28 acres) of the site to open space. This would include a vineyard area proposed in the southern portion of the site under a separate Conditional Use Permit. The vineyard would be approximately 2.25 acres, and would be oriented in an east/west direction.
