Vacant/C-3-SP-General Commercial and Specific Plan (Orangecrest) Combining Zones/CBO -- Retail Business and Office
Pacel Map: Proposal of MDS Consulting on behalf of Communities South West Development and Construction, to subdivide a vacant, approximately 25-acre parcel into nine parcels for commercial/office purposes, located on the northwesterly corner of Trautwein Road and Van Buren Boulevard, in the C-3-SP -- General Commercial and Specific Plan (Orangecrest) Combining Zones. The Planning Commission will also be reviewing a plot plan for commercial and office uses. The subject property has been designed as C-2 within Planning Area 2 of the Orangecrest Specific Plan. All of the parcels, excluding parcel seven, are proposed for Commercial/Office uses. Parcel seven is being reserved as a drainage corridor. The parcels will range in size from 0.80 acres to 7.90 acres. Parcel six has no direct access to a street, making it a landlocked parcel. A variance will be required in order for this parcel to be permitted. The site is bounded by existing residential to the south, existing commercial to the east, area designated as residential to the north, with a designated commercial area to the west separated by an open space corridor. The project site is located in the southeast corner of the Orangecrest Specific Plan, Planning Area two.
